Hurricane Season runs from June 1st to November 30th. As such, we encourage all of you to be alert for any announcements you may receive from the local weather stations or from other agencies such as NOAA (National Hurricane Center) Weather Radio. In the Charleston area the frequency for the NOAA is 162.550-162.450. While the television station is easier to see and listen to, if a storm approaches power usually goes out and radios are the way to go! Just make sure you have plenty of charged batteries.
Upon a notice for a Hurricane Watch, (they usually issue 48 hours prior to the onset of tropical storm force winds) we suggest you secure all your outdoor furniture to prevent it from blowing away. If you are leaving the area, we suggest you purchase some heavy duty plastic and bring all items such as BBQ grills, chairs, tables and anything that can be flying projectiles, including items from the screened porch, into the unit. If items such as these are left outside they can create greater damage to the buildings with hurricane force winds crashing them through windows.
If you go on the web to South Carolina Emergency Management Division (scemd.org), they have an excellent information and guide that includes the evacuation routes for your area, phone numbers for emergencies and what you need to prepare and or purchase if you are staying in the area.
This office as your management agent, will contact you with updates. If there is a mandatory evacuation, you will be reminded to turn off your gas, electricity and water prior to leaving. We will take care of the common areas around the property.
Once the storm is over, we will access the properties and provide you with updates. If there is a hurricane and the buildings are damaged, we will immediately contact the insurance agent for the Association who will need to inspect all units to mitigate any damages. If the damages are substantial you may not be able to return to your unit so you need to ensure you have a place to stay.
Please remember to check with your HO6 insurance carrier to see if you have “loss of use” or “loss of rentals”. If your unit is damaged and is uninhabitable you will need a place to stay. If you cannot stay with a relative and have to rent something, you will need to have funds available to pay for your relocation during the re-construction period. It is important that you understand that your mortgage payments and association dues do not stop when we are going through re-building. There are still expenses which need to be paid until insurance funds are received. I am sure all of you have been through at least one negotiation with an insurance carrier for a claim of some type and understand the adjustment period takes time.
